> Defect investigation, diagnosis & remedial work specification
Building defects are often mistakenly identified or incorrectly repaired, both of which can have costly and inconvenient unforeseen consequences.
We approach building defect investigation and diagnosis with a systematic and logical approach – which results in a thorough understanding of the problem and a detailed specification of remedial work.
Specialist inspection tools are utilised to analyse and diagnose the reasons for decay or failure.
> Party Wall Matters
The Party Wall etc Act 1996 is legislation that governs building work in the following categories:
- Work on an existing wall or structure shared with another property
- Building a free standing wall or a wall of a building up to or astride the boundary with a neighbouring property
- Excavating near a neighbouring building
We can provide initial consultation, assistance with preparation and serving of the various party wall notices, acting as building owners’ surveyor, adjoining owners’ surveyor or agreed surveyor.

> Disabled access audits (DDA)
Under Part III of ‘The Disability Discrimination Act (DDA), service providers are required to ensure that a building is fully accessible. Buildings need to be assessed and ‘reasonable steps’ taken to remove or alter physical barriers.
The access audit is the first stage of the service, which involves a thorough site survey to identify problems and provide recommendations for improvement. This information is then documented in a detailed written report, supported by photographic evidence. In addition, the prioritisation of identified work and cost estimates can also be provided.
Further to the access audit reports, a design service can then be provided for physical alterations required within the building surveyed. For example, the provision of accessible toilet facilities and access ramps will require detailed drawings and accurate specifications.
Access audits and design work are carried out in accordance with current legislation and codes of practice. Reference to the British Standard 8300: 2001, Part M of the Building Regulations, and the Merseyside Code of Practice on Access & Mobility ensures that all information provided is accurate and up-to-date.
